Planned 143-Unit Apartment Building in the North Temple Corridor

We are in the planning stages for a transit-oriented apartment building in a key transitioning neighborhood immediately adjacent to the SLC downtown core. The North Temple corridor is being redeveloped along the TRAX light rail line connecting to the new SLC international airport. This neighborhood is centered around the Jackson/Euclid TRAX stop, and is planned around a city master plan that seeks to add density, housing, and walkable/bikeable lifestyles.
The project site consists of 4 contiguous parcels under ownership and/or under contract along the leafy yet semi-urban Chicago Street. This site has transit-oriented zoning in place, is adjacent to Madsen Park, and is less than a 1/4 mile walk to the Jackson/Euclid station. This site is also contained in an Opportunity Zone.
Architectural plans are in progress, and a TSA score application is under review with the SLC Planning Department (allowing for both a one floor density bonus and an expedited staff approval).
Manifest Development is currently working on finding a suitable equity partner to develop and hold this building for a multi-year horizon.
