Early stage land assembly project at 800 W and Emeril Avenue

After studying land use patterns and zoning codes in Salt Lake City, we identified and purchased 3 contiguous off-market parcels totaling 0.75 acres and zoned for multi-family and mixed-use redevelopment. Working at the earliest and riskiest stage of real estate development, we navigated sales contracts, financing, investment partnerships, entitlements and community issues. An unused portion of an alley was incorporated into the assembly through a quiet title action.

Our guiding thesis was to focus on Transit Station Area (TSA) zones in Salt Lake City, clustered around TRAX light rail stations. In addition, with the growth of Utah in general and Salt Lake City in particular, we targeted the growth area along the North Temple corridor west of I-15.

This project was sold to a large multi-family developer planning on a 120-unit affordable housing project, utilizing LIHTC financing incentives to keep rents below market rate.
